Volunteer village committees can't prove who paid or where common fees went, so neighbors stop paying
A Pantip poster who took over the village books as a volunteer says the first president handled the money and some of it vanished, the president said he did not know, other committee members stayed silent, and an owner told her he had paid when her count by receipts said otherwise. Another resident says the committee collected extra 'support' money into a personal joint account with four names. A third says asking about spending in the office got shouted down, in a village where detached houses pay 20,000 to 30,000 baht a year and townhomes 7,800 to 8,000. Everyone in these posts wants a record they can check; nobody has one.

Condo off-plan buyers can't tell if a booking contract is fair and struggle to get money back when a project stalls
In December 2024 the OCPB received 99 condo complaints, 34% of its housing cases, and the top reason was refund requests (50), followed by requests to check the project (21). Thai PBS reported more than 400 buyers in one LINE group who signed in 2019 for a condo that was delayed, with the company unreachable and losses over 100 million baht. In July 2024 the OCPB published a draft standard booking contract that would force a refund of booking money when the loan is rejected, and the Thai Condominium Association objected. Buyers still sign long booking papers at sales offices with little time to read them.

Homeowners pay contractors for half-finished work, then the crew vanishes and no end date is on paper
One homeowner lost an estimated 70,000 to 80,000 baht when a fence contractor walked away half done after the owner also paid for the remaining materials; the contract had no completion date and the mesh was not the brand claimed. Another says a contractor finished about 90 percent, then went unreachable for two days. A thread on why this is common blames owners who can't judge material specs and slow enforcement.

Pet owners can't find pet-friendly condos and don't know the new Bangkok pet registration rules
Residents report that most condos ban pets, one estimate says maybe 1 in 20 allow them, and agents rarely say which rooms do. A family with a dog and cat could find nothing near their kids' school in Sathon. Others sneak pets in and risk fines (one mentions 1,000 baht plus 500 a day). Locals also argue about the new microchip and registration rules.

New condo residents have only a LINE group to ask building questions
A Pantip poster asks for a resident LINE group to consult on housing, parking, the juristic office and rules. Another owner's list of complaints (dead lights, lost parcels, a hidden committee) shows how many topics one building group would have to carry.

Condo parking rights and fines confuse owners and tenants
A Pantip buyer was told he must pay 2,500 baht a month because the parking right stayed with the first owner. Another thread asks whether a juristic office can wheel-lock a car and charge 500 baht; the owner refused and the police came.
No builders or owners yet5 ways to tackle it A Pantip poster warns that some technicians sabotage an appliance then charge for parts. A Bangkok renter pays 800 baht per aircon unit every 3 months while a neighbor says once a year is fine, and asks for a good Sukhumvit technician. An honest technician says he charges 600 baht but customers compare it to 300-400 baht cleanings and he gets no work.

Renters sign leases with harsh clauses they can't evaluate in time
A long-time Bangkok renter said both draft leases he saw had a 500 baht daily late fee, owner repossession after 5 days late, doors locked and utilities cut with 1 day notice, and the owner alone deciding move-out repair costs with the tenant waiving all rights. Every agent also wanted a booking fee of roughly half a month's rent.
No builders or owners yet5 ways to tackle it A Phra Khanong renter pays 8 baht per unit while a friend with a direct meter pays about 4.5 baht, with a hot-season bill around 3,200 baht; the office says it can't change. A student was billed 1,274 baht for 182 units after leaving for a month with the breaker off. A Pantip owner says his building calculates and charges its own electricity.

Condo noise complaints turn into fines and fights with weak evidence on both sides
A tenant on r/Bangkok was fined 5,000 baht for 10-15 minutes of music just before 9 PM, based on a corridor audio recording; house rules say 2,000-10,000. Another renter described repeated complaints and threats from a neighbor. On Pantip a resident said the juristic office spoke to loud neighbors and it stopped for a day or two, then returned.

Small landlords can't prove damage or recover rent when a tenant leaves or vanishes
A Pantip poster says a tenant three months behind on rent vanished, leaving the owner unable to enter the house or end the lease. An owner on r/ThailandTourism found a condo smelling of food oil after a tenant left early and, as everything went through an agent, had no direct proof or contact.

Renters lose deposits over tiny scratches with no proof of the room's starting state
A Bangkok tenant says a landlord went from asking 25,000 to almost 40,000 baht of a 48,000 baht deposit, charging for light bulbs, a sofa mark and a window scratch (15,000 baht plus 2,000 for a lock). A foreign renter moved to a worse unit says the owner is delaying the deposit. A Pantip dorm tenant who finished the contract was told no deposit back plus extra utility and cleaning fees.
